How Much Is My Home Worth in Corvallis, Albany, or Salem?

Short answer: your home is worth what a ready, qualified buyer will actually pay for it in today's market, and the only honest way to find that number is to study what homes like yours have recently sold for, not what a website guesses. In a September market with rates just above 7 percent, buyers are selective, so that answer has more to do with current data than it ever did in 2021.

Why online estimates disagree, and usually miss

Automated valuation tools are models that blend county records, public data, and nearby sales. They are a fine starting point, but they cannot walk through your house. They do not see the new roof or the dated kitchen, the corner lot or the busy street. That is why the same home can show $430,000 on one site and $475,000 on another, and why I have seen automated values swing thousands of dollars in both directions from the actual sale price.

What actually goes into a real valuation

  • Recent closed sales: what comparable homes in your neighborhood actually sold for in the last three to six months, not what they were listed for.
  • Adjustments: size, bedrooms and baths, lot, garage, updates, and condition, priced in dollars, not sentiment.
  • Active competition: what buyers could purchase instead of your home this week, which shapes what they will offer.
  • Market temperature: how long homes are taking to sell and how much negotiating room exists in your price range this month.

That last piece matters more this September. Corvallis homes are spending close to 70 days on the market near a median of about $575,000, with nearly five months of supply. Albany sits around a $440,000 median with 65-plus days on market and more inventory arriving. Salem is running near a $450,000 median and about 56 days. Those are directional figures, but they all point the same way: this is a market where pricing against current, local comps matters, because buyers have the time to compare.

What a valuation is not

It is not the tax assessment, which in Oregon reflects a separate figure. It is not what your neighbor's house sold for in 2022. And it is not last year's market. A valuation is a snapshot of today, built from sales a buyer could verify and comps a lender's appraiser would actually accept.
