Should I Sell My House Now, or Wait?

Should I sell my house now or wait? It is the first question almost every seller asks me, and the honest answer is: it depends on you, not on the headlines. Interest rates shift, seasons change, and neighborhoods cycle. What matters most is your situation, your timeline, and what the numbers say about your specific home. Here is how I help sellers think it through.
Start with your why, not the market
Are you moving for a job, a growing family, a divorce, a health change, or a simpler lifestyle? Life events do not wait for perfect markets. If your reason is time-sensitive, the question is not whether to sell, but how to sell well in the market you are in. If your reason is optional, the market may matter more.
Run your own numbers
What would your home realistically sell for today, after sale costs, and what would your next home cost? Equity is not money until you use it. Many sellers discover they are further ahead than they think, especially homeowners who bought before 2020. A current market analysis of your home answers this far better than a national news segment.
Remember that waiting is a choice too
Holding a home costs carrying costs every month: payments, insurance, taxes, maintenance. Waiting a year might bring a slightly different market, or it might cost you $15,000 in carrying costs while prices barely move. Treat waiting as a real option with a real price tag.
Consider what you are moving into
If you are also buying, timing cuts both ways. In a balanced or slower seller market, you may sell for a little less, but you also buy for less. What matters is your net position on both sides of the move. I work with many clients buying and selling at the same time, and we map both sides before deciding on timing.
Get a real answer for your address
The only useful answer to this question starts with your home's current value and your local market data. Request a home value estimate from my team and we will walk through what your home would realistically bring today, what it would cost to hold it, and which of your options makes the most sense. No obligation, no pressure, just a clear picture.
