Should You Sell Your Home Before the Holidays? The Honest Mid-Valley Answer

Every fall, sellers ask the same question: should I wait for spring? Here is the honest answer for the Mid-Willamette Valley: winter is genuinely the slowest season for Oregon real estate, with the fewest buyers and the lowest prices of the year, but that does not mean you should automatically wait. For the right situation, November and December are actually a smart time to list, and the reasons are more practical than you might expect.
The honest case for waiting until spring
Oregon's strongest selling season runs from spring through early summer, with May and June typically delivering the highest prices and the most closed sales. In winter, buyer activity drops: holidays, cold evenings, and shorter days all slow the pace. That means a winter listing usually needs to be priced competitively from day one rather than hoping for spring-level numbers. If your timeline is flexible and your home does not need an urgent sale, waiting is a perfectly reasonable choice.
The honest case for listing now
The people shopping in November and December are not browsing, they need to move: a new job starting in January, a lease ending, a divorce, a relocation. They make decisions faster and they are more likely to offer close to asking. At the same time, most sellers are waiting for spring, so winter inventory is thin and your home stands out. In a market where homes are averaging 70 to 80 days on market across Oregon, listing in November puts you in front of those serious buyers well before the spring rush.
What actually matters more than the season
Season is real, but it is not the main variable. Price, condition, and marketing decide whether a home sells. A well-priced, well-presented home sells in December; an overpriced one sits in May. If your home needs repairs or updates, use the winter months to do the work and launch in spring. If your home is ready and your timeline says move, there is no reason to wait for a calendar date.
The winter staging advantage
A warm, well-lit home shows beautifully in winter. Cozy staging, good lighting for the short days, and a clean entryway matter more when buyers are coming in from cold weather. And with less competition, your listing gets more of the attention that does exist.
If you are weighing the timing decision, my guide to selling now versus waiting walks through the framework, and the mid-October market update has the current numbers behind the decision.
