Mid-October 2026 Market Update: Rates Near a Three-Year High, Prices Hold

October 9, 2026

Here is the honest mid-October version: mortgage rates are pushing toward a three-year high, and home prices across the Mid-Willamette Valley are holding anyway. The 30-year fixed-rate mortgage averaged 7.40 percent the week of October 8, according to Freddie Mac, up from 7.28 percent a week earlier and 6.30 percent a year ago. Other national surveys run a bit higher, with Bankrate's reading near 7.5 percent. That is a real number to plan around. But the market underneath it keeps getting more balanced, and for buyers that is quietly good news.

The rate story: higher, and still climbing

The 30-year fixed has now climbed for several straight weeks, and the second week of October put it at 7.40 percent, within striking distance of the three-year high. A year ago the same loan averaged 6.30 percent, so the monthly payment on a typical Valley home is meaningfully higher than it was in fall 2025. For a buyer, that is the single biggest number to understand before you tour. For a seller, it is the reason the pace of showings stays measured and why price and presentation matter more than a fast timeline.

More inventory, longer timelines, steadier prices

The Oregon market overall is loosening at a steady pace. Active listings are up roughly 8 percent from a year ago, sitting near 4.2 months of supply, and homes across the state are averaging 70 to 80 days on market. The three cities tell the same story. Corvallis holds a typical home value near $565,000, with Redfin's three-month median sale price around $568,000, essentially flat year over year. Albany's typical value sits near $434,000, with a median sale price around $440,000. Salem's typical value is near $440,000, with a median sale price around $450,000. Prices are holding, not falling, and selection is better than it has been in years.

What this means for buyers

A 7.40 percent rate is a real cost, and nobody should pretend otherwise. But this is also the most reasonable buying market in years: more homes to choose from, more time to think, and sellers who are willing to talk about price, concessions, and rate buydowns. In a market like this, the buyers who win are the ones who are pre-approved, clear on their numbers, and ready to act when the right home shows up. Waiting for rates to drop has a cost too, and it is usually bigger than people expect.

What this means for sellers

The homes selling right now are the ones priced against this month's comparable sales and presented well. That is not a new rule, it is just the rule that matters most in a 4.2-month market. If you have been thinking about selling, the honest conversation is about your timeline and your numbers, not about waiting for the perfect spring market. Serious buyers are out there every month, and winter can be a surprisingly good time to list, with far less competition.
