Update: this article was published earlier this fall and reflects the market as it stood at that time.

Here is the honest October version: mortgage rates are at their highest point in more than a year, and home prices across the Mid-Willamette Valley are holding steady anyway. The 30-year fixed-rate mortgage averaged 7.28 percent in the first week of October, according to Freddie Mac, up from 7.03 percent a week earlier and 6.34 percent a year ago. That is a real number to plan around. But the market underneath it is calmer and more balanced than the headlines suggest, and that changes the advice in a good way.
The rate story: a year high, with the Fed signaling more
The Federal Reserve raised its benchmark rate by a quarter point at its September meeting, its first hike since 2023, moving the target range to 3.75 to 4.00 percent, and signaled another increase is likely before the year is out. Mortgage rates do not move in lockstep with the Fed, but the direction matters: the 30-year fixed has climbed through late summer and early fall, and the first week of October put it at 7.28 percent, the highest reading in over a year. For a buyer, that translates into a noticeably higher monthly payment than the same home carried a year ago. For a seller, it is the biggest reason the pace of showings has slowed.
Corvallis: steady prices, more inventory
Corvallis remains the most expensive of the three cities, and the most stable. Redfin's three-month median sale price sits near $568,000, essentially flat year over year, and Zillow's average home value is around $565,000 with no meaningful change from a year ago. Inventory has been climbing through the year, homes are spending longer on the market, and Redfin's own gauge rates the market somewhat competitive, with well-priced homes going pending in about two weeks. This is a market where the right home at the right price still moves, and everything else needs a conversation about pricing.
Albany: the most reasonable market in years
Albany continues to lean the furthest toward buyers. The three-month median sale price sits near $440,000, essentially flat from a year ago, and homes are averaging around 65 days on the market. North Albany, the city's most popular pocket, holds a typical home value near $434,000, up a touch from last year. For a buyer, this is the most reasonable Albany market in years: more selection, more time, and room to negotiate on homes that need a little work. For a seller, it means price and first impression matter more than timeline.
Salem: stable, with a wider range of figures
Salem reads as stable across the board, though the exact median depends on the source and the window. Redfin's three-month median is near $450,000, flat year over year, while Movoto's September figure lands closer to $500,000. Either way, the trend is the same: prices are holding, not falling, and homes are taking roughly six weeks to sell. The capital city's larger, more diverse inventory means there is something at almost every price point, from entry-level homes to newer construction in west and south Salem.
What this means for your next move
None of this has to change your plan; it should sharpen it. If you are buying, a 7.28 percent rate is a real cost, but it is also a market with less competition, more inventory, and sellers who are willing to talk. Concessions, rate buydowns, and price negotiations are all on the table in a way they were not a few years ago. If you are selling, the homes that are selling are the ones priced against this month's comps and presented well. The strategy conversation matters more now than it has in years.
