A Fall 2026 Check-In on the Corvallis, Albany, and Salem Market

Update, October 9, 2026: this fall check-in was written in early September, and the rate picture has moved since. The 30-year fixed averaged 7.40 percent the week of October 8, and inventory has kept growing. For the latest Corvallis, Albany, and Salem numbers, see the mid-October market update .

Here is the short version: the Mid-Willamette Valley market has cooled into a more balanced place than it was a few years ago, homes are taking a little longer to sell, and buyers are finding more room to negotiate. It is not a crash, and it is not the frenzy of 2021. It is a healthier, more human market. Let me walk you through what the numbers in Corvallis, Albany, and Salem are actually saying this fall.

Corvallis: balanced, with homes taking a bit longer

Corvallis sits closest to a neutral market right now. Recent data from Redfin put the median sale price around $568,000 over the past three months, up roughly four percent from a year ago, with homes spending about 55 days on the market. That is not the instant-offer market of a few years back, but well-priced homes in good condition still draw interest. For buyers, that extra time is breathing room. For sellers, it means pricing and presentation matter more than ever.

Albany: a touch more room for buyers

Albany leans slightly toward buyers. Redfin's three-month median sits near $440,000, essentially flat year over year, with homes averaging around 65 days on market. That longer timeline tells you buyers are being selective. A home that is priced right and presented well still sells, but patience and preparation are required. I am seeing more offers come in at or slightly below asking.

Salem: buyers are negotiating below asking

In Salem, the median sale price is around $450,000 and homes are selling in roughly 56 days, according to recent Redfin data. One of the most telling signs is the list-to-sale ratio, which has been running around 98 percent, meaning buyers are negotiating homes below asking rather than bidding over. Active inventory has also been creeping up. That is good news for buyers who have felt priced out, and a clear signal to sellers to lean on current, local comps instead of last year's numbers.

Interest rates are part of the story

None of this happens in a vacuum. Mortgage rates have climbed to the highest level in over a year, with the 30-year fixed averaging just above 7 percent in late September 2026 per NerdWallet and Bankrate national averages. Higher rates squeeze monthly payments, which slows buyers, which is part of why homes sit longer. It is also why buyers who are ready and can make the numbers work often face less competition than they would have a couple of years ago.

What this means for you

If you are selling, the lesson is not to panic, it is to be strategic. In a balanced market, homes that are priced with current data, presented well, and marketed to the right buyers still sell. If you are buying, this is arguably the most reasonable market for buyers in years: more inventory, more time, and more negotiating room. And if you are simply wondering what your home is worth right now, that is a question worth answering with current data rather than a headline. If you want a deeper primer on how to read these conditions, my guide to buyer's and seller's markets walks through the signals.
