Structuring Your Offer to Win in a Multiple Offer Market

When a home receives multiple offers, the highest number does not always win. Sellers are making a decision about certainty, timing, and risk as much as price. After years of representing buyers and sellers on both sides of these negotiations, here is how I help clients structure offers that actually win in the Mid-Willamette Valley.

Lead with cleanliness, not just price

A strong offer has few contingencies and a clear, realistic timeline. Sellers fear the deal that falls apart. The more certainty you bring, the more flexible they can be on price. Before you write any offer, know what conditions you truly need and which ones you can release after diligence like an inspection.

Write a letter that matters

In a competitive situation, a personal letter has real power, especially for sellers who have raised a family in the home. Keep it genuine, brief, and specific. Say who you are, why this home fits your life, and what your plans are for the house. Do not write a novel, and do not overpromise.

Show your strength with your down payment

A larger down payment or a stronger pre-approval can matter more than a slightly higher offer price, because it signals financing is less likely to fall through. If you have flexibility in your down payment, your lender can help you present that confidence on paper.

Choose inspection terms strategically

You should always protect yourself with an inspection, but how you frame it can change the outcome. Many buyers agree to an inspection for informational purposes and add an exit clause rather than a long list of repair demands. You can also offer a tight, short inspection window to show you are serious and ready to act.

Know when to hold your number

It is easy to get swept up in a bidding war. Before the offer goes in, agree with yourself on a maximum number and what you will do if the home appraises below that number. Walking away from a house you love is hard. Overpaying for one and regretting it for years is worse. I will give you honest counsel either way.

“The winning offer is not always the biggest one. It is the one the seller trusts will actually close.”
