How to Buy and Sell a Home at the Same Time

Most of our equity is tied up in our current home, so how do we buy the next one? It is the question I hear constantly, and it is a good one, because buying and selling at the same time is very doable when you plan it. The key is deciding which move comes first and building your finances around that decision. Here is the game plan I walk my clients through in Albany, Corvallis, and Salem.
Option one: sell first, then buy
Selling first gives you the most buying power because your equity and proceeds are in hand. You may need a short-term rental or a bridge housing plan between closings, but you negotiate your purchase as a cash-strong buyer. This is the calmest route, and for many families it is the right one.
Option two: buy first, then sell
Buying first lets you move directly from one home to the next, but it usually requires a bridge loan, a home equity line, or a contingent offer that depends on selling your current home. It is more complex, and in competitive markets contingent offers can be a disadvantage. Still, for the right buyer with the right equity, it works well.
Option three: do both, tightly coordinated
Many of my clients buy and sell within a few weeks of each other by coordinating both transactions on a single timeline. We sync closing dates, stage the current home while preparing the new one, and keep both lenders talking to each other. It is intense for about a month, then life settles into the new house.
Know your numbers before you choose
The right option depends on how much equity you have, what your current payment is, what your next home costs, and how much overlap you can afford. Every situation is different, and the numbers decide. That is why my team builds a full picture before we recommend a path, including what your current home is worth today.
Ask for the buy-and-sell game plan
If you are a homeowner weighing a move, request my team's buy-and-sell game plan. We will pull your current home's value, map both transactions, and lay out the timeline and the costs on one page. You will leave the conversation knowing exactly how the pieces fit together, whether you are ready to move next month or next year.
